The
United Nations Centre for Human Settlements (Habitat) in its
report - The State of the World's Cities, 2001 - estimates
the current population of the Lagos Metropolis, Nigeria at
13.4 million people, and predicts a growth that shall peak
at 23.4 million by the year 2015.
This informed forecast largely underscores the need to increase
the supply of housing and other real estate support structures
to meet the current and anticipated ever-increasing needs in
the city.

Property
Management involves the direction and supervision of property
interests with the aim of securing optimum returns - economic,
social, etc.
Property assets form one the most important hedges against
inflaltion, and a viable source of medium to long-term
capital appreciation, especially in view of the recent
downturn in the economy and the falling value of the local
currency - Naira.
However, in order for real estate assets to continuosly
perform these functions, they have to be managed
professionally, and GreenHaven has over the years been actively
involved
in the function of property management, which include

sourcing and profiling of prospective tenants, negotiations
and agreements on fresh lease terms and lease renewals;
the arrangement for the documentation of lease contracts;
and the collection review of rents. |

repair/redecoration needs of the properties; regular
inspections to ensure that repair and maintenance terms
are being observed by occupants; management of common
services and the administration of the service charge
account in respect of multi-tenanted properties. |

review of the potential of the property to determine
the "highest and best returns possible", and advice
to regular clients with regards to physical improvements,
re-developments, asset relocation etc, with a view
to continually increasing the ROI of their assets. |

acting
as an interface between landlords and tenants, and
promoting smooth and cordial associations. |
